Six simple steps towards your next move

The first step is to either contact our office or register
your details online. Think about your desired property
type and location. It might be useful to discuss it with us
and we would be glad to help you refine your search.

VIEW OUR SELECTION OF PROPERTIES

Your lettings negotiator will show you the best properties available in line with your requirements. The property market moves very quickly. When you find the perfect property, one that suits your requirements, you may wish to place an offer on the same day – be prepared, it may be the first one you see!

PLACE AN OFFER

Upon finding a suitable property which meets your requirements, complete an Offer Form with your lettings negotiator.

OFFER ACCEPTED

Upon acceptance of your offer, you will be sent the Tenancy Agreement and other necessary documentation which need to be read thoroughly. Your lettings negotiator will be pleased to help should you have any questions.

MOVING IN

Provided that all payments, documents and references are in order, your keys will be available for collection on the start date of the tenancy, usually from the office. Your negotiator will ensure that this is organised at a convenient time.

HELP AND SUPPORT

You will be advised of the name and contact details of your Property Manager at the start of the tenancy. Please feel free to contact them at any time to discuss any questions or problems you may have regarding your rental property.

Restrictions
Please be aware that some Landlords impose certain restrictions in respect of the following:
• Pets
• Smokers
• Students

Can I decorate the property?
You must consult us prior to carrying out any changes to the property. We will contact the landlord and await his permission.

 

Do I have to pay for Council Tax and Utility Bills?
As a tenant you will be responsible for any utility bills like water, gas, electric as well as council tax, unless there is a special arrangement with the landlord of the property. You will also be responsible for a TV license at the property, if you watch TV without a license you risk being fined. Please check the tenancy agreement details.

 

Timescales
It usually takes a minimum of 7 working days before you will be able to move into your property. Although every effort will be made by all parties to accommodate your moving in date, unfortunately, no guarantees can be made. Once your application has been approved, a mutually convenient time and date will be agreed for the tenancy to commence. At this point it will be necessary for all prospective tenants and guarantor/s (where required) to attend the office to sign the tenancy agreements and other relevant documentation. Once the Tenancy Agreement has been signed you will receive a counterpart copy for your retention.

 

Advance Payment
Please note that an advanced payment of 1 month’s rent and 5 week’s security deposit must be paid before the keys can be released. Your initial payment can only be made by banker’s draft or building society cheque. Your deposit will be treated under the tenancy deposit protection scheme (DPS), which is a scheme accredited by the Government.

 

Rent
You will also be asked to complete a direct debit / standing order mandate for the monthly rental payments. This will be payable each month in advance and will be collected on a set date as stated in the tenancy agreement. For joint or multiple tenancies, only one mandate can be accepted.

 

Tenants Content Insurance
The Landlord is not responsible for insuring any of your personal belongings. Therefore we strongly recommend that you obtain adequate contents insurance.

 

Utilities
Avani Property will notify the suppliers of gas water, electricity that the Tenancy has started. Please note that we strongly recommend that you also inform the suppliers to ensure that your details have been received and processed.

 

Can I run a business from the property I rent?
No. You must use the property solely for residential purposes unless specifically agreed in advance, in writing.

 

As a tenant, what am I responsible for?
• Prompt payment of the rent
• Prompt payment of gas, telephone, electricity, council tax
• Reporting any damages to the property or furnishings within the property as soon as possible
• Taking general good care of the property
• Respect the needs of your neighbours.
